  • Yes! While experience will get you better rates and leverage, we have some great options available for first timers.

  • Our streamlined process allows us to get you funded within a matter of days. We move as fast as you do! Once your application is complete and approved, we work quickly to ensure you can close your deal on time. The typical timeline is about 10-14 days, however we have closed deals in less than 48 hours.

  • Typically no, we are doing either a desktop appraisal or in house valuation.

  • Most of our loan programs require monthly interest payments, however we do have an option for well qualified borrowers to defer interest for 6 months and roll all lender related closing costs into the loan.

  • Depending on the loan program chosen, most of the time yes. However, we do have a no bank statement/no minimum reserve option for well qualified borrowers.

  • Rates for fix&flip range from 8-12%. DSCR starts at 5.75%. These will fluctuate based on borrower experience and credit score. We charge a 1% origination fee ($2500 minimum) and there are typically about $1500 in admin/legal fees associated with closing.

  • We have 3, 6, 9, 12, 18, and 24 month loan term options, with most being 12 months and extensions available on a case by case basis.
